Thoughts: USJ10's "濃濃白咖啡 Restoran Kaw Kaw Pak kopi", recently (end of September) went through a 快速翻新 quick renovation to 改變了經營模式 change its business format to be become a 從之前獨立經營所有餐飲業務轉型為多攤位咖啡店 multi hawker stall kopitiam instead of managing all the F&B by themselves. 

Taipan Business Centre is a 人潮眾多 high-traffic, 成熟的商業區 mature commercial zone with 交通便利 exceptional accessibility, 因此租金水漲船高 driving up asking rents and pushing 邊角店面的租金更是高得驚人 corner/end lots to extreme valuations. This resulted in the rental rates for a typical corner shop lot in USJ10 ranging from rm$25,000 to rm$28,000 per month. Individual individual hawker stalls inside a coffee shop (kopitiam) or food court in USJ 10 (Taipan Business Centre) generally rent for RM800 to RM2,500 per month, or roughly RM50 to RM100+ per day. 將攤位出租或轉租可以幫助主租戶抵銷部分租金成本 Renting out or subletting a hawker stall can help a primary tenant offset their rental costs.

AND the "NEW" 濃濃白咖啡 Restoran Kaw Kaw Pakkopi is the only multi-hawker stall kopitiam that offers enclosed dining space with air-conditioning; although it is not as spacious as before but with at least 22+ tables with a seating capacity of maybe 60 - 80 customers. 

Looking forward to sample the "芙蓉老鼠粉 Seremban Loh Shu Fun" soon as this particular hawker stall is not yet ready as of today.
